In most cities, Ukrainians can pay more for renting a one-room apartment than for housing under the ДOselya program; this situation was recorded in 15 out of 21 cities. The biggest difference is in Kyiv, where renting a one-room apartment costs an average of 19 thousand. UAH, and the payment under the єOselya program is 12 thousand. UAH per month. This is stated in the analytics of the profile real estate search portal. Experts compared indicators in 21 cities of Ukraine; in 15 of them, renting a one-room apartment turned out to be more expensive than the average mortgage payment.

The most noticeable gap was recorded in the capital. The average rent for a one-room apartment in Kyiv is about 19,000 UAH per month, while the average monthly mortgage payment is 12,000 UAH. Thus, every month the tenant spends approximately UAH 7,000 more than the average payment for housing under the program. Over the course of a year, the difference reaches UAH 84,000.

It is Kyiv that shows the largest gap among all the cities included in the study. According to the given average indicators, renting housing in the capital is significantly more expensive than servicing a mortgage. Right behind Kyiv in terms of housing costs, Uzhgorod stands out. Here, the average rent of a one-room apartment is 22,500 UAH per month, and the average payment under the єOselya program is 22,100 UAH. The difference is only 400 UAH per month. That is, in terms of the ratio of these two indicators, Uzhgorod is actually on the border between situations where rent is more expensive or cheaper than a mortgage payment. There is an interesting situation in Lviv, where the ratio is already the opposite.

The average rent for a one-room apartment is UAH 22,500, while the average payment under the ДOselya program reaches UAH 24,000. Thus, on average, rent here costs 1,500 UAH less than the monthly payment under the program.

In Ivano-Frankivsk, renting a one-room apartment costs on average 18,000 UAH, and the average payment under the ДOselya program is 11,900 UAH. The difference is 6,100 UAH per month. In Odessa, the average rent is 14,000 UAH, while the payment under the єOselya program is 11,900 UAH. Thus, rent is approximately 2,100 UAH more expensive. In Lutsk, tenants have to pay an average of 16,000 UAH per month, while the average payment under the єOselya program is 11,700 UAH. The difference reaches 4,300 UAH. In Ternopil, these figures are respectively 15,800 UAH and 14,600 UAH. That is, rent is more expensive by about 1,200 UAH. In Chernivtsi, a one-room apartment is rented on average for 15,400 UAH, and the average payment under the єOselya program is 10,800 UAH. The difference is 4,600 UAH per month. In Khmelnitsky, rent costs about 12,500 UAH, and payment under the program is 12,200 UAH. Here the difference is minimal - only 300 UAH. Another significant gap was recorded in Cherkasy, where renting a one-room apartment costs an average of 15,000 UAH, while the average payment under the єOselya program is 10,200 UAH. Thus, rent costs 4,800 UAH more per month. At the same time, there are Ukrainian cities where the situation is the opposite: the monthly rent turned out to be lower than the average payment for єOselya. In Vinnitsa, the average rent for a one-room apartment is UAH 15,000, while the payment under the єOselya program is UAH 18,200. The difference is 3,200 UAH in favor of rent.

In Zhytomyr, rent costs an average of 12,000 UAH, and payment under the program is 13,400 UAH. Thus, rent is cheaper by 1,400 UAH. In Rivne, the average rent is 12,000 UAH, while the average payment under the eOselya program is 15,400 UAH. The difference reaches 3,400 UAH. The largest gap in favor of rent among these cities is in Kropyvnytskyi. Here, on average, a one-room apartment can be rented for UAH 9,000, while the average payment under the ДOselya program is UAH 12,400. Thus, rent is cheaper by 3,400 UAH per month. Lviv also belongs to this group, where the difference is 1,500 UAH in favor of rent.

Dnieper is highlighted separately in the study. Here, the average rent for a one-room apartment and the average monthly payment under the єOselya program are the same 12,000 UAH. That is, in this case, the comparison of monthly expenses alone does not provide a financial advantage to either rent or payment under the program.

In Poltava, the average rent for a one-room apartment is 11,700 UAH, and the payment under the єOselya program is 10,900 UAH. Thus, rent is 800 UAH more expensive. In Chernigov the ratio is 9,000 UAH versus 8,580 UAH. The difference is only 420 UAH per month. In Zaporozhye, the average rent is 8,000 UAH, while the payment under the єOselya program is 5,400 UAH. Thus, rent costs 2,600 UAH more. In Kharkov, a one-room apartment can be rented for 7,500 UAH on average, and the average payment under the program is 7,140 UAH, the difference is 360 UAH. In Nikolaev, rent costs about 7,000 UAH, while the payment under the єOselya program is 5,670 UAH, which is 1,330 UAH less than the rent. In Sumy, the average rent for one-room housing is UAH 7,000, and the average payment is UAH 6,690. The difference is 310 UAH per month. Thus, the lowest rental rates among the cities listed were recorded in Nikolaev and Sumy - UAH 7,000 per month. The highest are in Uzhgorod and Lviv, where the average rent is UAH 22,500 each.

If we compare exactly the gap between the two indicators, the greatest advantage of rent over payment for єOselya is observed in Kyiv - 7,000 UAH per month. This is followed by Ivano-Frankivsk with a difference of 6,100 UAH, Chernivtsi – 4,600 UAH, Cherkasy – 4,800 UAH and Lutsk – 4,300 UAH.

At the same time, in some cities the difference is very small. For example, in Khmelnitsky it is only 300 UAH, in Sumy - 310 UAH, in Kharkov - 360 UAH, and in Uzhgorod - 400 UAH.
