Own apartment or rented housing: how earnings of Ukrainian youth change the real estate market

A third of youth in Ukraine earn less than 15 thousand. UAH per month, and only 21% of respondents have their own housing. Nevertheless, 21% plan to purchase real estate over the next 5 years, but most are faced with high prices and insufficient income level. Those who are in the category of 18-24 years are most inclined to live with parents-41%. In the age group 31-35 years, most young people have housing (30%) or rent on their own or with partners (41%). Income is an important factor that determines the possibilities for buying housing.

36% of respondents earn less than 15,000 UAH. per month. It is clear that for many such people the issue of buying housing is very distant. At that time, 33% of respondents receive from 15,000 to 30,000 UAH, and only 16% earn more than 30,000 UAH, which already gives more chances to make a dream of their own housing. However, even with such income, young people are faced with the problem of high prices in the real estate market.

Among the main housing options that respondents are considering, apartments prevail - 55%. 37% chose a private building, and only 6% intend to purchase a cottage or Townhouse. Depending on the age category, housing options also change: in the group of 18-24 years, apartments (55%) dominate, while among senior respondents there is a great tendency to choose a private house. However, despite the desire to purchase their own housing, most young Ukrainians are not ready to spend more than 60,000 US dollars on it. 45% are counted in the amount of up to $ 30,000, another 34% are ready to spend from 30,000 to 60,000 dollars. This indicates that most young people have limited financial opportunities for buying expensive housing.

The program is an єosel that allows you to get a loan for housing under favorable conditions, 30% of the respondents plan to use. Another 34% did not decide on the choice, but allow such an opportunity. At the same time, 32% of young Ukrainians believe that they will be able to purchase housing without the use of loans. However, the younger respondent, the less willingness to use the єosel program. Only 23% of respondents aged 18-24 are ready to use this program, while among senior categories it is more popular.

The main motive for buying their own housing among young people is a desire to have their own space and independence (76%). More than half (53%) consider this important for creating a family or improving housing conditions. In addition, a significant part of the respondents considers housing as an investment in the future (28%).

The main obstacles to buying your own housing are high prices (68%) and insufficient income (66%). The war and the risks associated with it are also important factors, but occupy the third position in importance. Increased income and stability of the financial situation, as well as a decrease in the value of real estate are the greatest factors that encourage young people to buy their own housing.

Most respondents (56%) are convinced that in the next five years real estate prices will increase, which will make the purchase of housing less affordable. 31% believe that housing rental will become more popular than buying, following the trends that are observed among young people in Western countries. For all difficulties, some of the young Ukrainians still seek to purchase their own housing. 21% of respondents plan to do this in the next 5 years, although most (37%) do not see such an opportunity in the near future.
