With the beginning of a large -scale invasion, many moved to their cottages or to the old parents of parents, and the demand for private houses near large cities has grown significantly. As a result, more and more new private houses are being built in Ukraine and the attitude to private households is gradually changing. If in the past, living in a private house was considered not very prestigious and they were built either in the village or in a summer cottage, now everything has changed, and private households are attracting more and more attention of the inhabitants of large cities as an alternative to accommodation in the apartment of an apartment building. These changes began to occur especially sharply at the end of 2022-early 2023, when private households in the conditions of blackouts began to solve problems with the lack of electricity, heat, water and even the Internet.

Advantages of private houses.

Firstly, private houses do not require elevator equipment to rise to high floors. Secondly, the issues of autonomous energy consumption using a solar battery or heat pumps are much easier to resolve here.. And besides, unlike apartment buildings, there is usually autonomous heating from gas devices. And if the construction of new residential apartment buildings, except for Western Ukraine, did not begin after the invasion, then cottage towns grew like mushrooms after rain.

Private houses received a new context in Ukraine, as they provided better security and more comfort in difficult conditions. So, they were built and bought during the war, and the number of such houses increases every year. As a result, the volume of construction of private houses increased in 2024 by 20.5% compared to the pre-war 2021.

Moreover, traditionally developers offered several types of houses to choose an investor to preserve the general holistic architectural style of the town. And the interior decoration was already “under the customer”, which, incidentally, is a fairly common approach in Europe, America and all over the world.

In Ukraine, as a rule, one- and a half or two-story houses with an area of \u200b\u200b100-150 square meters are in demand. m on the site 2-3–5 acres (when they talk about one and a half floors, they mean a gable roof with an attic floor with an area of \u200b\u200b50% of the first floor). The price of such houses is approximately 100-150 thousand. Doll. and depends on the convenience of the location, the category of the town and additional amenities in the town.

Therefore, it is important that the house is located in a equipped cottage town with beautiful streets, planted colors or green lawns, with developed infrastructure (water supply and sewage), as well as with other benefits of civilization - schools, kindergartens, supermarkets or even beauty salons, with a convenient entrance and protection.

That is, life in such a town is no different from the city one, and such houses are bought, as a rule, those who work remotely, for example, izhniks or marketers. Some of these towns even have sports grounds, pools, etc..

Office function.

The use of private houses for the office is not something new, inherent in Ukraine, on the contrary, this is a fairly common phenomenon in the whole world. So we began to use some private houses under the office, since it was not difficult to install Starlink and have an autonomous Internet in them. Therefore, prices for such houses began to rise, and if, before a large -scale invasion, the average prices for houses were approximately $ 470. /sq. m, then in 2024 they were equal to the prices of apartments and made up:.

Kyiv - 1370 dollars. /sq.

Odessa - 1870 dollars. /sq.

Dnieper - 870 dollars. /sq.

Kharkov - $ 1200. /sq.

These are prices in cottage towns with a beautiful location near million-plus cities, with developed modern infrastructure and other advantages. No one will call such a town a village. In the West there is the concept of "

As for old houses in a summer cottage or rural areas, they are sometimes bought at the cost of a land plot and can even be left on the site in the case of its sufficient area for use as utility rooms or guest houses, and a new modern house with all amenities is already being built nearby. The old house is sometimes first used to live builders, and then as a guest or for assistants in the garden and home, so do not rush to demolish it.

By the way, the use of private houses for office function is very common in the same “one -story America”, when various kinds of businesses are placed in residential buildings partially converted for the office, since in some locations it makes no sense to build separate commercial buildings.

Sometimes the house can even be divided in half, when one part of it is used for a commercial function, and the other for residential. For example, on the facade side there may be a blower store, and on another, going out into the courtyard, there is a residential part where business owners live.

So, the rental of such houses jumped to heaven and sometimes reaches 2-3 thousand. Doll. /month, which stimulates their construction.

Land plots.

Land prices have recently increased, as the demand for private houses is growing. At the same time, the land around large millionaires can be bought on average for 2-5 thousand. Doll. For a hundred.

In Kyiv, the price will be much higher, sometimes reaching astronomical values, since selling land for private homes is not very convenient. However, if the land is purchased for 40 thousand. Doll. , that is, 4 acres of 10 thousand. , and 100 kV. m build for $ 600. /sq. m, then everything will cost 100 thousand. Doll. But you will have a small plot of land for relaxation and a modern house of good quality, which can be an alternative to an apartment of 50 square meters. m for the same 100 thousand. Doll.

However, problems may arise just with the intended use of the land if it is intended for agricultural production. Namely, such an appointment among lands that were used under the gardens and were privatized long before the privatization of units. If you build a residential building in such a site, then its use for housing will not meet the purpose of the land - for agricultural production. Why is it bad? The fact is that such a house cannot be registered under the residential function with all the shortcomings that arise from this.

And although the procedure for changing the intended purpose has now been simplified, it is still advisable to be attentive to legal issues when applying for rights to land and house.

***.

In Ukraine, five million internally displaced persons who need new housing. Most of these people are used to living in their homes, so they would like to have just such. The only question is that these houses are built and are available. But the raised question more concerns the government of Ukraine, and, of course, its decision will largely depend on the end of the war.
