In the south of Ukraine in the summer of 2026, the real estate market shows extremely uneven indicators. If in Odessa and Chernomorsk apartments have already become significantly more expensive compared to the pre-war period, then in Kherson housing is still cheaper than in 2021. At the same time, demand is not recovering everywhere: in some places it remains several times lower than before the start of a full-scale war.

Prices for apartments in Odessa have changed most noticeably over five years. If in June 2021 the median cost of a one-room apartment (that is, 50% of apartments are cheaper and 50% are more expensive) was 941 thousand. UAH (about $43 thousand. ), then in June 2026 it reached 2.2 million UAH (almost $50 thousand. This means an increase of 138% in hryvnia and 47% in dollar equivalent.

Housing prices have also increased significantly in Chernomorsk. Over five years, the median price increased from 756 thousand. UAH to UAH 1.6 million – by 111% in hryvnia and by 33% in dollars.

In Nikolaev the situation is different. In national currency, apartments also increased in price - from 626 thousand. UAH up to 900 thousand. UAH (+44%). However, due to changes in the exchange rate in dollar terms, housing, on the contrary, became cheaper - by about 12%.

Kherson is the most different. Here, the median cost of a one-room apartment decreased from 677 thousand. UAH in 2021 up to 584 thousand. UAH in 2026. In hryvnia this drop is 14%, and in dollars – almost 48%.

Despite the rise in housing prices in some cities, the number of people wishing to buy an apartment has not returned to pre-war levels everywhere.. The largest reduction in demand was recorded in Kherson - the number of responses to advertisements for the sale of one-room apartments fell by 92% compared to June 2021.

In Nikolaev, demand decreased by 33%, in Odessa – by 22%. The only city among those analyzed where buyer interest was higher than the pre-war level was Chernomorsk. There, the number of responses to advertisements increased by 5%.

In general, OLX Real Estate analysts attribute the unevenness of the market to the influence of the security and economic situation in the country. The more “safe” a city is considered, the more housing prices rise there.

The picture is similar in the rental market. Prices have increased the most in five years in Odessa: from 6.5 thousand. UAH up to 12 thousand. UAH per month, or 85%. In Nikolaev and Chernomorsk, rent increased from 4 thousand. UAH up to 7 thousand. UAH, which corresponds to an increase of 75%.

At the same time, Kherson remains the only city where rent has not returned to pre-war levels. If in 2021 the median rate was 4.5 thousand. UAH, now – about 4 thousand. UAH, which is 11% less.

Demand for long-term rentals also varied differently. The only city where the number of responses exceeded the pre-war level was Nikolaev - here demand increased by 15%. In Odessa, the number of potential tenants, on the contrary, decreased by 23%. The largest reduction was recorded in Chernomorsk and Kherson. In Chernomorsk, the number of responses fell by 66%, and in Kherson - by 90% compared to June 2021.
